Market/Feasibility Studies

Our market studies provide the detailed information, data and analysis that assist developers and lenders in the decision making process.  We are very familiar with conducting both valuations and market studies through HUD 232 programs and provide both preliminary and final studies for senior housing facilities throughout the country.  Our engagements for proposed facilities can be tailored to meet each client's needs depending on the stage of development.

Taxation/Ad Valorem

Property taxes can comprise a large portion of any budget and have a significant impact on the bottom line of for-profit healthcare entities and senior housing facilities.  


HVP reviews assessments, seeks and manages solutions to reduce and control property taxes, and prepares consulting reports or comprehensive appraisals based on the client's needs.    


Our extensive knowledge of state, county, and municipal tax laws and the tax appeals process, assists our clients in the appeal process.  We possess extensive experience in representing both taxpayers and municipalities in tax appeal proceedings, and in representing developers in determining reasonable assessments for new construction or managing real estate tax burdens.  

Counseling Services

HVP provides additional client studies and services to assist clients with absorption, project design, demographic/economic analysis, site selection, project phasing, pricing/marketing and private and investment equity buy-sell decisions. Additional services include but are not limited to HUD compliance review and general appraisal review.
