Greg Farrell has been active in the real estate consulting industry since 2001. He holds both the MAI designation and the SRA designation from The Appraisal Institute and is a Certified General Appraiser in multiple states. He is also an elected designated member of the Royal Institute of Chartered Surveyors (RICS). His experience includes the valuation of a wide range of unimproved and improved real property throughout the United States and has been involved in valuation related engagements in a total of 37 states. Properties include single-family, multi-family, industrial, office, hotel/resorts, healthcare related facilities (skilled nursing facilities, assisted living facilities, hospitals), retail shopping centers, special use properties, subdivisions and vacant land. In 2012, he founded Health Valuation Partners, a division of Farrell Realty Advisors that specializes in healthcare and senior housing related valuation engagements.
Greg has completed appraisal and consultation assignments for a variety of uses including financing/lending purposes, feasibility analysis, portfolio review, mergers and acquisitions, eminent domain proceedings, ad valorem consulting and class action lawsuits. Mr. Farrell's expertise has been used by clients for underwriting, litigation support, due diligence, lease negotiations, tax appeals, and investment and development planning. Greg has extensive experience with HUD valuation and methodology. He has prepared valuations, rent comparability studies and market studies of existing and proposed multifamily properties through Fannie Mae and the HUD MAP programs. Greg has also completed hundreds of engagements under the 232 program and completed the first assisted living appraisal to be approved under the HUD Lean program.
Experience includes market feasibility analysis; appraisal reports and restricted-use appraisal reports; lease analysis; highest and best use studies; ad valorem consulting, and general real estate counseling and analysis. Special assignments and studies include eminent domain and condemnation appraisal, expert witness consulting and the valuation of utility corridors (pipeline and powerline) and associated stigma assessment. Mr. Farrell also has extensive appraisal review experience, having conducted thousands of USPAP Standard 3 reviews of commercial and residential appraisals for various clients throughout the United States. He is currently an advanced candidate for the AI-GRS and AI-RRS designations from the Appraisal Institute.
Prior to founding Farrell Realty Advisors, Mr. Farrell held a position of Senior Consultant for a national valuation firm specializing in healthcare valuation and market studies where he performed and managed the appraisal process for healthcare and senior housing related properties across the United States. Previously, Greg was a Senior Associate/Appraiser with a Texas based consulting firm specializing in real estate valuation and consulting for litigation support. His clients have included financial institutions, attorneys, land owners, Fortune 500 companies, tax assessors, transit authorities, and local and state governmental authorities.
Greg is a graduate of Baylor University with a Bachelors of Business Administration in Finance and Entrepreneurship. He is licensed as a Certified General Real Estate Appraiser in Texas, Oklahoma, New York, Pennsylvania, Maryland and Georgia.
